So ....As I watched the million of dollars pumped back in to the economy via Superbowl Commercials (Loved the mini Kiss Dr. Pepper spot...Hate the Jimmy Johns spots....NOT FUNNY AT ALL!) I thought about what January sales data showed us...that the new year kinda sucks. Buyers have taken the revamped First Time Buyers Credit and have sat on it....heck....got til' April 30th...why not?

4rth Quarter Home Sales in IL showed a 4rth consecuative gain....sales down for the year by 1.5%. The Median sales price in December was $152,000....down 1.9% from December 2008 ($155,000)  Year end stats for IL statewide are $157,000 down 14.6% from $183,900 in 2008 (stats courtesy IL Assoc of Realtors)

Well......IF the 'Aints can win the big one...nothing is impossible...Things can change...and with the Tax Credit countdown on (See the real time timer on www.Illinoisrealtor.org  lower Right corner)...they will.

What the new year brings....

Well....here we are...brand new year! Since we seem to rate our accomplishments by the year in which they occurred, I tend to look at January as the "Zamboni" cleaning the ice...clearing the slate for a brand new year. With that in mind...how shall we look at real estate? Will real estate on the verge of some newly appointed muscle in the extension of the new and improved, not to mention expanded First time home buyer credit, be the smooth skating guiding light to bring back the economy?...or using our ice metaphor, will real estate slip fall and drag everything down along with it? I sure hope America has pillows on its rear.....

Illinois Home Sales Are Up! ...It Just Seems S-L-O-W.......

According to the Illinois Association of REALTORS® latest report, statewide total home sales (which include single-family and condominiums) in October 2009 reached 10,986 homes sold, up 24.2 percent from October 2008 sales of 8,846. The Illinois median price in October 2009 was $157,000 down 7.6 percent from $170,000 in October 2008. The median is a typical market price where half the homes sold for more, half sold for less

According to the IAR report, total home sales (single-family and condominiums) comparing October 2009 to the same month in 2008 were up in 45 of 99 Illinois counties reporting including  Cook, up 31.1 percent; DuPage, up 34.9 percent; Kane, up 34.8 percent; Kendall, up 51.0 percent and Will, up 57.4 percent.

Well, well...nothing like speculation to throw a wrench into things...but as I type this the only remaining hurdle on extending the Home Buyer Credit is if our Prez can't remember how to use a fountain pen...but as little credit as I give 'em, I think signing his name should be a 'gimme'.

.... AND (note intentional use of bold,underlined, capital letters to keep your attention from drifting...) the credit being offered to move up buyers.....a few rules to follow so read with me here...:

The legislation that was recently cleared makes move-up buyers as well as first-time buyers eligible for a credit. The $8,000 maximum first-timer credit will continue and will now be available to couples with income up to $225,000, a nearly $55,000 increase above the level in existing law. A new $6,500 maximum credit would also be available to move-up homeowners who have lived in their current residence for five of the prior eight years.

YES!!!...sing it James! "I feel Good"....

What have we learned........

(This is the final installment in my saga of trying to get help from my lender for the "Making Home Affordable" program which by definition I qualified for)

To review, I've been blogging about my attempt to see if the "Average hard working Joe" could take advantage of the Making Home Affordable program as instituted by our countries leadership. My Answer: NO WAY. Here's the latest chapter:

after resubmitting my paperwork for a 2nd time (see earlier blogs to catch up...) I finally, after almost 7 months from the date I first sent paper work in, received a letter stating "NOT ELIGABLE" REASON: CURRENT". Mind you this was my full 2nd time through the nuthouse after being told I had a negative household income (because my genius lender had left my wife's income out of the household totals.......that was a good one...you should go back and read that blog post again!) Why in the world did they make me jump through another set of hoops just to be told something that they were obviously aware of in the first place? <sigh> If nothing else, this adventure has taught me that the biggest part of the reason the housing industry got into such a big mess was that the Lending institutions we put our faith and trust into, obviously couldn't run a lemonade stand let alone be reasonably responsible for deciding whom to and whom not to loan money out to. The programs as outlined by definition were put in place to help people stay in their homes. Along the route I found out that 1) If you are making your payments you are never getting your loan modified. 2) if you are late (especially if you are behind because you 'overbought' in the first place, the lenders are more than happy to give you a super rate (starting at 2% for most) and not change that rate much for the next five years (not teaching those people how to live within their means in any way, shape or form....) 3) The Average Joe like myself who is looking for a helping hand to not have to live so tight in a tough market is not eligible because I am responsible and only bought what I could afford......not gonna get any help from Uncl' Sammy because the program is not set up to help the responsible.

Again folks, I'm making it....between my meager income in the housing market (which btw... is still making small indentations upward!!! whoo-hoo!) and my wife's assistance to our household income, we will make it...Things are tight, but we have a roof over our heads (no thanks to N****** C*** M******* you know who you are......), three meals a day and a whole lotta love in the house, ...we make it. I just feel for those folks out there who really need the assistance of this program and are ready to fall behind....the time period just waiting is absolutely not acceptable!
